It is not difficult you can use Magix Music Editor and click on Help select Burn or else. I have copied text from Magix Music Maker Editor 2 for reference.

Creating an Audio CD � Step by Step
Record your audio tracks in MAGIX music editor 2 or import WAV files into the VIP tracks.

Use the real-time mixing capabilities in the VIP and the Mixer window to master your audio tracks. The way it sounds when playing back the VIP through a stereo sound card is the way it will sound after the CD is burned. Any adjustments you may want to make will need to be done before the CD writing process begins.

Set the track index information to indicate where each song starts. If the VIP is a single stereo track project that contains each of the songs in a separate object you may use the �Auto Track Markers� button in the toolbar to set the CD track indexes at the beginning of each object. Make all necessary adjustments to the position of the tracks before writing the CD.

Keep in mind that MAGIX music editor 2 is among a very few number of CD writing applications that actually lets you use continuous audio such as a live recording to write a CD with individual track information. Most other applications force you into adding 4 seconds silence between the individual tracks.

Write the CD in real-time or use the off-line option if your system is not fast enough to handle the real-time processing and/or number of tracks.

That's because .mmm is an arrangement file, not an audio file.  To convert the arrangement to an audio file, go to...

File (menu) > Export > as Audio...
