Vegas Pro 18 running slow and choppy

I have been working with Vegas Pro18 for a while now but find the program is running very slowly. Of all the programs I have including ones like Samplitude Pro x 4 suite, Movie Studio 16 Platinum and Pro Tools, the most CPU usage any one of these programs use on my computer is about 25% to 35% while running and editing. Even with just a few video events with cross fades and effects, Vegas Pro 18 is using between 85% to 100% of CPU resulting in Vegas running very choppy and the video preview to be so bad, I can't use it. This is with ALL other program closed and even disconnected from the internet so the ONLY program running is Vegas.

 

 In movie studio Platinum 16, I have full length videos with a multitude of video and audio tracks and although it uses more CPU as the video gets longer, it is still only at about 75% with a full 1 hour video. To do a test I loaded exactly the same video into both Movie studio Platinum and Vegas Pro 18. Using all the same cross fades, video tracks, effects and audio tracks in both programs. The CPU usage in Movie Studio Platinum 16 was 26% but in Vegas Pro18 the CPU usage was bouncing between 85% and 100% leaning more towards 100%. This is close to 4 times more CPU usage for exactly the same production. 

 

I am not sure what to do to be able to use Vegas Pro 18. Is there something I can do to get this program to use similar CPU as the others? I realize that Vegas Pro 18 is a more powerful program and expected it to use a little more CPU but should it use close to 4 times the CPU just to get it running for a simple 3 minute video? 

 

My computer is 12.0GB ram, the processor is intel(R) CoreTM i5-10210u CPU @ 1.60Ghz 2.11 GHz, 64-bit operating system, x64 based processor. GPU is shared .05/5.9GB. Please let me know what I can do to be able to use Vegas Pro 18. At this point I would be very reluctant to upgrade to a newer version of Vegas given the fact this version will not run properly. I have had most every version of Movie Studio and Vegas over the years but have never run into this type of problem with any of them. According to the requirements for Vegas Pro 18, this computer should work properly.

Any input and assistance would be greatly appreciated. If this computer is insufficient then what would be a good computer to use for this program?

To answer your question about what you need to do to be able to use Vegas Pro 18 is, first please read this post and then follow the advice given there.
