Latest 527 patch causes 4K video preview lag and cannot render 4K

I have been using Vegas Video 18 since December on a new PC build (specs below). Even though my graphics card is outdated, I could select Legacy decoding options and my video preview was fine for 4K. For 4K I would have to change my video project settings to 1920x1080 as a workaround).

After the recent 527 update all of a sudden no matter what I do for the video preview settings, the video preview lag for 4K is horrible! Nothing helps: not the 1920x1080 project settings workaround, nor increasing the video preview ram, nor the Legacy decoding options.

I know I need a new GPU but we know what the market is like for GPU's! So that's practically impossible.

Any thoughts? Am I the only one experiencing this issue?

Specs:

Windows 10 Pr 64bit (latest build)

Intel Core i9 9900KF

NVIDIA GeForce GTX 770 (was rendering 4K fine for the past 6 months until now)

32GB RAM

Latest SSD drives

Can you tell us how you came to this forum? We are getting many users of Vegas Pro and Vegas Movie Studio arriving here only to be re-directed to the correct forum.
