    Hey Jeff, I've now played with and changed every setting I could find, Buffer Number, Multitrack Size, Preview Size, and the advanced settings - from min to max and just about everything in between. Nothing has made a significant improvement.

    @CubeAce Hi Ray those effects are running real-time or implemented during the mix down I would prefer to say "applied" or "fixed" during the mixdown, but yes, what you are saying is correct. Those FX are "burned into" the file ONLY on Export/Render.

    I moved the latency setting to 2048 and it still static and I moved each of the 3 setting up one step, still static. The Buffer # is 5 The Multitrack size is not 16384 The preview size is not 8192 and still static

    @FF22 If the system bogs down on playback then yes, activating proxy files will help. you could try using the lightning symbol to reduce frames as well. If all is well don't bother. Sometimes slowdowns are also caused by the audio as strange as that
